Park Slope Real Estate Prices Explained

The median price for a home in Park Slope was $1,562,000 thanks to several sales in the area above the $2 million mark.

Days on market stood at 55 days to enter contract. But this was still faster than the overall borough average of 80 days.

Despite the median price, buyers held more of an advantage compared to sellers, with the negotiability factor sitting at 2.78% below asking for the month of November.

Bedroom Pricing Insights

The median price for a 1 bedroom in the area skyrocketed due to an unusually expensive new development that was far larger than most typical 1 bedrooms.

Meanwhile, the median price for 3 bedrooms saw a significant decline. This was largely due to fewer new developments selling compared to past months.

This occurred despite the typical seasonal decline in lease signings and a marked increase in days on market.

Rental Trends in November

The median price for studios ticked down compared to previous months as did the median price for 1 bedrooms.

But 2 and 3 bedrooms saw solid demand and the median price increased in both categories.
